Q: How long does the process take?
A: The amount of time required to complete the property tax appeal process varies by County. Under California state law, the taxing authorities must resolve a formal property tax appeal within 24 months of the date of filing. If they fail to do so, the applicant’s (property owner) opinion of value becomes the assessed value for the year in question. However, most appeals are settled within 12 to 18 months. Since we earn our fee only after a reduction is granted, we employ every possible means to see to it that the cases are resolved as quickly as possible.
Q: What information do I need to provide Ironstone?
A: In preparing your case we will determine what specific information is needed regarding your particular property(ies). Our office routinely requests a copy of your most recent tax bill. Owners of income-producing properties are asked to furnish copies of their last two years income and expense statements (Schedule E’s from your tax returns are often sufficient) and a “Rent Roll” of your tenants showing: the rents they pay, the size of the spaces they occupy; and the beginning and end dates of their leases. We will contact you in the near future concerning what information is needed for your specific property(ies).
Q: Do I have to pay my full taxes by the normal deadline?
A: Yes! During the appeal process your taxes are due and payable as they appear on your tax bill. Once the case has been resolved in your favor, the County Auditor’s Office will send you a check for the overpayment.
